What the free inspection is
I walk the roof. All of it.
A real roof inspection isn't a guy glancing at your house from the driveway. When I inspect a roof, I get up on it and check everything that actually fails on Arizona homes:
- 01Tiles. Cracked, slipped or loose tiles, and whether your existing tile can be reused if the roof ever needs work.
- 02Underlayment. I pull tiles in several spots to see the felt underneath. This is what actually decides repair vs. replace on most East Valley roofs.
- 03Flashing and penetrations. Valleys, vents, skylights and anywhere a pipe comes through the roof. Most leaks start here.
- 04Fascia and eaves. Dry rot and water damage at the edges, the early warning signs most homeowners never see.
Then I come down and explain what I found in plain English. No jargon, no scare tactics, no invoice. If it needs work, you'll get a clear bid with options. If it doesn't, I'll tell you that too.

Tile roofs from the 1990s and 2000s are hitting the age where the underlayment fails even though the tiles look fine from the street. An inspection tells you how much life is really left.

A free inspection from most companies is really a sales appointment. Mine isn't, and the proof is that plenty of my inspections end with me telling the homeowner their roof doesn't need anything yet. No commissioned salesmen work here, so nobody gets paid extra for finding problems that aren't there.
