What the free inspection is
I walk the roof. All of it.
A real roof inspection isn't a guy glancing at your house from the driveway. When I inspect a roof, I get up on it and check everything that actually fails on Arizona homes:
- 01Tiles. Cracked, slipped or loose tiles, and whether your existing tile can be reused if the roof ever needs work.
- 02Underlayment. I pull tiles in several spots to see the felt underneath. This is what actually decides repair vs. replace on most East Valley roofs.
- 03Flashing and penetrations. Valleys, vents, skylights and anywhere a pipe comes through the roof. Most leaks start here.
- 04Fascia and eaves. Dry rot and water damage at the edges, the early warning signs most homeowners never see.
Then I come down and explain what I found in plain English. No jargon, no scare tactics, no invoice. If it needs work, you'll get a clear bid with options. If it doesn't, I'll tell you that too.
My roof inspection checklist, and what each finding usually means
Here's what I'm looking at up there and how I read it. The right-hand column is the part most homeowners never get told.

Tile roofs from the 1990s and 2000s are hitting the age where the underlayment fails even though the tiles look fine from the street. An inspection tells you how much life is really left.

A free inspection from most companies is really a sales appointment. Mine isn't, and the proof is that plenty of my inspections end with me telling the homeowner their roof doesn't need anything yet. No commissioned salesmen work here, so nobody gets paid extra for finding problems that aren't there.

What happens when you book a free roof inspection
- 01You call or text me. 480-363-2898. Tell me what's going on, and send a photo if you have one. I can often give you an honest first read the same day.
- 02We pick a time. Usually within a few days. An active leak or fresh storm damage goes to the front of the line.
- 03I walk the roof. The whole thing, using the checklist above. It helps if you're home, but it isn't required.
- 04I explain what I found, in plain English. What's fine, what's worn, and what actually needs attention.
- 05You get a straight answer. Either "your roof is fine for now," or a clear, individual bid with options. You decide. No follow-up sales calls.

"Roof inspection" means different things depending on who's doing it and who they work for. All three have their place. They are not the same visit.

How much does a roof inspection cost in Chandler, AZ?

What do you check during a roof inspection?
Tiles or shingles, the underlayment under the tiles (I lift tiles in several spots to see it), valleys and flashing, every penetration such as vents, pipe boots, skylights and satellite mounts, the fascia and eaves, any flat or foam sections, and signs of monsoon or haboob damage.
Do you do roof inspections in Gilbert?

How often should I get my roof inspected in Arizona?
Before monsoon season is the smart window, and again after any big storm or haboob. If your tile roof is 15 years or older, it is time, because that is the age where the underlayment starts to fail even when the tiles still look fine from the street.
What if my roof turns out to be fine?
Then I tell you it's fine and you go on with your day. Nobody here gets paid for finding problems that aren't there, so "your roof is fine for now" is a real answer, not a setup for a sales pitch.

Do I need to be home for the inspection?
It helps but it isn't required. If you're home, I'll walk you through everything face to face. If not, I'll send photos and give you the full rundown by phone or text, whichever you prefer.
Can a roof inspection help with an insurance claim?
It can. After a storm I'll give you an honest damage report and tell you whether the damage looks like something worth claiming. Sudden storm damage is what policies are typically written for. A roof that just wore out usually is not. The full process is on my insurance claims page.
Should I get a roof inspection before installing solar?
Yes. Panels can outlive the underlayment underneath them, and pulling them off later to fix the roof costs you twice. Make sure the roof is solid before anything gets bolted to it. More in should I get a new roof before installing solar panels.
