What I look at
A real inspection, not a sales visit
When I walk a Mesa roof, I'm checking five things: the tiles or shingles themselves, the condition of the underlayment, the flashing at chimneys and valleys, every penetration (vents, skylights, satellite mounts), and the fascia.
On this side of the Valley the underlayment is the one that matters most. So much of East Mesa was built in the 1990s and 2000s that whole neighborhoods are hitting the felt's failure window at the same time. From the street those tile roofs look perfect. Up close, I can tell you whether yours has years left or whether it's time to plan for a tile underlayment replacement.
You get photos of what I find and a plain-English verdict: leave it alone, repair it, or start thinking about replacement. Whatever the roof actually needs, that's what I'll say.

A free inspection from most roofing companies is a sales appointment wearing a hard hat. Mine isn't. 90% of my work comes from referrals, and you don't get that by inventing problems on people's roofs.
If your roof has a few good years left, I'll tell you that, tell you what to keep an eye on, and drive back to Chandler. When it does eventually need work, you'll already know a roofer who told you the truth once.

Is the roof inspection in Mesa really free?
Yes. It costs nothing, there's no obligation, and no salesman follows up to hound you. I drive over from Chandler, walk the roof myself, and talk you through what I find. That's the whole deal.
Do you do pre-purchase roof inspections in Mesa?
