What a new roof really costs in Arizona
I'm Andy Johnson, owner of White Leaf Roofing in Chandler. Most roofers make you sit through a sales pitch before they'll talk numbers. I'd rather just give you the numbers. Here are the real price ranges I see on East Valley roofs, what moves them up or down, and the honest ways to keep your cost down.

Roof replacement cost by home size
Homes under 3,000 sq ft
Most single-story East Valley homes fall in this bracket. The final number depends on the material, the underlayment you choose, and what we find under the old roof.
$8,000 to $15,000Homes 3,000 to 4,000 sq ft
Larger homes and most two-story layouts. More surface area means more material and labor, though the cost per square foot usually comes down as the roof gets bigger.
$14,000 to $20,000Homes over 4,000 sq ft
Big custom homes, complex rooflines, multiple elevations. These roofs take more time, more safety setup, and more material, and the range reflects that.
$18,000 to $30,000Those are honest ranges from real jobs, not teaser prices. Your exact number depends on your roof, which is why every roof gets bid individually, free. I do the inspection myself and the quote I give you after it is all-inclusive: labor, materials, and anything unexpected that comes up during the job.
What moves the number
The factors that actually set your price
When I bid a roof, these are the things I'm actually pricing:
- 01Roof size. The single biggest factor. More squares means more material and more labor, plain and simple.
- 02Material. Tile, shingle, and foam all price differently. More on each below.
- 03Underlayment choice. On tile roofs the underlayment is the part doing the real work, and you pick the grade. It's the quietest lever on both price and lifespan.
- 04Wood repairs. Dry rot and hidden damage under the old roof have to be fixed before the new one goes on. I include this honestly instead of springing it on you later.
- 05Pitch and complexity. Steep roofs and rooflines with lots of ridges, valleys, and elevations take more time and more safety setup.
- 06Solar panels, permits, and disposal. Panels have to come off and go back on, permits have to be pulled, and the old roof has to be hauled away. All part of the bid.

Asphalt Shingle
The most affordable way to roof a house, and a good fit for a lot of East Valley homes. Arizona sun is hard on shingles, so the grade you choose matters more here than in most states.

The Arizona classic. Tile handles our heat better than anything, and the tiles themselves often outlive the rest of the roof. Clay generally costs more than concrete.

One rule I hold to either way: I only put materials on your house that I'd put on my own. Going with the cheapest option usually just means paying for another roof sooner.

Underlayment: where your money actually goes
On a tile roof, the tiles are mostly there to protect the underlayment, and the underlayment is what actually keeps water out of your house. It's also the part that fails first in Arizona heat.
When I bid your roof, I bring real underlayment samples and lay out the options side by side: what each grade costs and how it holds up. You pick the price and quality point. That's not a sales technique, it's just how I'd want to buy a roof myself.
Two bids for the "same roof" can be thousands of dollars apart purely because of the underlayment spec buried in the fine print. If you're comparing quotes, that's the first line to check.

Bid individually, freeHere's my simple rule: once repair costs approach the low end of replacement cost, stop repairing. And the reverse is just as true. If a repair or an underlayment job solves your problem, I'll tell you that instead of quoting you a roof you don't need. How my bids work, and why bids vary
I can usually give you a pretty accurate ballpark over a phone call or a text with photos. Then I come out, walk the roof myself, and give you the actual number. My quotes are all-inclusive: time, labor, materials, and anything unexpected that comes up during the project. No nickel and diming after we start.
Why do bids from different companies vary so much? Mostly overhead and scope. The big companies carry salesmen, offices, and ad budgets, and that all lands in your price. My crew is lean, so my estimate will usually beat the big roofing companies in town without cutting corners or using cheap materials.
When you compare bids, compare the underlayment grade, whether wood repair is included, and whether the price is final. A low bid that excludes those things isn't actually low.

What homeowners ask me about price
How much does a roof replacement cost in Arizona?
Most Arizona replacements land between $8,000 and $20,000. By home size: under 3,000 square feet usually runs $8,000 to $15,000, homes between 3,000 and 4,000 square feet run $14,000 to $20,000, and homes over 4,000 square feet run $18,000 to $30,000.
