Foam roofing, maintained honestly

I'm Andy Johnson, owner of White Leaf Roofing. Foam is a great roof for an Arizona flat house, but it has one rule: keep the coating alive and the roof lasts; neglect it and the sun eats it. I repair, recoat and replace SPF foam roofs across the East Valley, and I'll tell you straight which one yours actually needs.

How a foam roof actually works

SPF stands for spray polyurethane foam. It goes on as a liquid, expands into a seamless, insulating layer over your whole flat roof, and then gets sealed with a protective elastomeric coating. No seams means no seam leaks, and the insulation value is a real advantage when it's 115 outside. I explain the whole system in my post on what a foam roof is.

Here's the part that matters: the foam is not what protects your house from the sun. The coating is. Arizona UV slowly wears that coating down, and once it's gone, the sun attacks the exposed foam directly. It yellows, gets brittle, pits, and starts absorbing water. At that point you're not maintaining a roof anymore, you're replacing one.

Flat roofs are everywhere in the East Valley for good reasons (little rain, no snow, southwestern style), and I cover that history in why Arizona houses have flat roofs. But flat means the roof depends entirely on its coating and drainage. That's the trade-off, and I lay the rest out honestly in foam roof disadvantages.

The honest part

Recoat vs. replace, told straight

Some companies look at a tired foam roof and quote a full tear-off, because that's the bigger ticket. My approach is different: if the foam underneath is still sound, a recoat is the right call and that's what I'll recommend. The coating cycle (commonly somewhere in the 5 to 7 year range depending on product and exposure) is exactly what keeps you from ever needing the expensive version.

The flip side is also true, and I'll say it to your face: if the foam has been bare to the sun for years and it's degraded or waterlogged, a recoat is just painting over a problem. You'd be paying twice. That's when replacement genuinely makes more sense, and I'll show you the evidence on your own roof, not a scare-tactic brochure.

Either way the inspection is free and I do it personally. Sun damage builds slowly here, so if you can't remember the last time your foam roof was coated, that's usually the answer. I'm based in Chandler and work flat roofs all over Gilbert and the rest of the East Valley.

What is a foam (SPF) roof?

How often does a foam roof need to be recoated?

Should I recoat my foam roof or replace it?
