How much does a roof repair cost?

Most roof repairs run $500 to $3,500 depending on the damage. Once the damage climbs past about $3,500, a full replacement usually makes more sense, and I'll walk you through exactly why. Every job gets a free inspection and an individual bid, so you'll know your number before any work starts.

How much does a roof replacement cost?

Every roof is bid individually because size, material and underlayment choice change the number a lot. I bring real material samples so you can pick the price and quality point that fits. On many tile roofs, replacing just the underlayment and relaying your existing tiles costs far less than a full new roof. The inspection and the bid are both free.

Is the inspection really free?

Yes. I show up personally, walk the roof myself, and talk you through what I find in plain English. No cost, no obligation, no pressure. Sometimes the honest answer is that your roof is fine for a few more years. Here's exactly what the free inspection covers.

Will you try to sell me a roof I don't need?

No, and here's why you can believe that: I don't employ commissioned salesmen, so nobody at White Leaf gets paid more if you replace instead of repair. How do I know if my roof needs to be replaced?

The common signs: rows of slipped or cracked tiles, stains on ceilings or drywall, and dry rotted wood at the eaves. But the real answer lives under the tiles. When I inspect a roof I pull tiles in several spots and check the underlayment. Once the underlayment has deteriorated past a certain point, replacement is the honest recommendation.

How long does a roof last in Arizona?

Most Arizona roofs last 10 to 20 years, with the average around 18. The sun here cooks roofing materials, and the underlayment usually fails long before the tiles do. Material quality makes a real difference, which is why I always present multiple options with different price points.

How long does a roof replacement take?

Most residential replacements are done in 4 to 5 days, depending on the size and complexity of the roof. We start on time, clean up every day, and finish when promised.

Can you reuse my existing roof tiles?

In many cases, yes. If your tiles are in good shape we lift them, replace the failed underlayment beneath, and relay the same tiles. It saves real money and it's one of the most common jobs we do in the East Valley.

What types of roofs do you work on?

Tile, shingle and foam. Most East Valley homes have tile roofs, and most of the rest are shingle or flat foam roofs. Whatever is on your house, you'll get the same free inspection and honest bid.

Are you licensed and insured?

Yes. White Leaf Roofing is licensed, bonded and insured, Arizona ROC #325377. You can verify it yourself on the Arizona Registrar of Contractors website, and I encourage you to check any contractor you're considering, including me.

Does insurance cover roof repairs or replacement?

Insurance does not cover repairs or replacement due to age. There can be coverage for storm damage like wind or hail. If your roof took storm damage, I'll give you an honest read on whether a claim is warranted and help you through the process if it is.

What should I do after a monsoon or haboob?

Get the roof looked at, even if nothing is leaking yet. Monsoon wind lifts tiles and drives debris into valleys and flashing, and the damage often doesn't show up inside until weeks later. I do free post-storm inspections with an honest damage report, and I'll help with the insurance claim if the damage warrants one.

Do you offer financing?

Yes, we have third-party financing available for those who qualify. Rates and payment options vary based on the individual's credit. Ask me about it during your estimate and I'll lay out the options.

What if I have solar panels on my roof?

We can help. We work with a solar contractor who removes the panels before we start and reinstalls them when the roofing work is done. We take care of the details from start to finish.
