Gilbert grew fast. Whole square miles of it, Val Vista Lakes, Morrison Ranch, Power Ranch, Agritopia, Seville, Lyon's Gate, The Islands, went up in the 1990s and 2000s, almost all of it under concrete tile. The tile is still fine. The felt underlayment beneath it lasts 15 to 20 years in Arizona heat, and the math on that is catching up with half the town at the same time.
