San Tan Valley grew up in two big waves, the 2000s and the 2010s, when neighborhoods like Johnson Ranch, San Tan Heights, Copper Basin, Pecan Creek and Skyline Ranch filled in the desert east of Queen Creek almost overnight. Nearly every roof out here is concrete tile, and nearly all of it went on over whatever felt underlayment the builder was buying by the truckload that year.

That felt is the whole story. The tiles will outlive your mortgage, but builder-grade underlayment ages out in Arizona heat on its own schedule, and the 2000s-wave homes are reaching it now. The honest fix is a tile underlayment replacement: lift your tiles, replace the felt, relay the same tiles. Decades more roof without paying for tile you already own.

The other thing about San Tan Valley: most of you commute. You leave before sunrise, come home after dark, and nobody's staring at the roof in between. Out here the first sign of a roof problem is usually a ceiling stain, not the storm that caused it, weeks earlier.
