Existing tiles often reusableThe builders who put up Johnson Ranch and San Tan Heights bought felt by the truckload, and it ages faster than the house around it. A failed section can usually be repaired without touching the rest of the roof.
Repair the section, not the roofVents, valleys and skylights are where most leaks start, and flashing installed at production-build speed does not help. I reseal or replace it so water goes where it's supposed to.

San Tan Valley's age works in your favor. These neighborhoods went up in the 2000s and 2010s, from Johnson Ranch and Copper Basin through Pecan Creek and Skyline Ranch, so most problems I find out here are still small and still cheap.
