Do you actually need one?

Signs your roof is done, not just tired

Plenty of roofs that "look bad" just need a repair, and I'll tell you when that's the case. But some signs point to a roof at the end of its life: cracked or missing tiles and shingles across the whole field, water stains on ceilings or walls, a sagging roofline, mold or mildew in the attic, and leaks that come back after every monsoon.

The rule of thumb I give homeowners: if repairs are heading past about $3,500, a replacement usually makes more sense. And on tile roofs, the tiles themselves are often fine at 15 to 20 years while the underlayment beneath them is finished. In that case you may only need tile underlayment replacement, which costs far less than a full new roof.

Even if everything looks fine from the ground, hidden damage can be working on your decking. That's what the free inspection is for. I walk the roof myself and give you a straight answer, and sometimes that answer is "you're fine for a few more years."

The East Valley standard, and for good reason. Concrete and clay tile handles extreme heat and monsoon rain, and the tiles themselves often last 50 years or more. The underlayment beneath is the part that wears out, so if your tiles are healthy we can lift, re-felt and relay them instead of replacing everything.

Shingle Roofs

The most affordable path to a new roof up front. Modern architectural shingles are a big step up from the older 3-tab style, but Arizona UV is hard on any shingle, so plan on a 15 to 20 year service life. A good choice for standard residential homes when budget leads the decision.

Foam (SPF) Roofs

Spray polyurethane foam is the go-to for Arizona flat and low-slope roofs. Seamless, insulating, and reflective when coated properly. The catch is the coating: foam lives or dies by its recoat schedule, and I'll give you the honest version of what that maintenance looks like.

You pick the underlayment, with samples in hand

Underlayment is the waterproof layer under your tile or shingle, and it's the single biggest quality decision in a replacement. Most companies quote one product and never show it to you. I bring physical samples of several underlayment options to the estimate so you can feel the difference and choose the price and quality point that fits your plans for the house.
