A roofer your neighbors in Sun Lakes can check up on

I'm Andy Johnson, owner of White Leaf Roofing, a few minutes north of Sun Lakes in Chandler. Communities like yours get targeted by pushy contractors, so before I ask for your business I'd rather show you how to protect yourself when hiring any roofer, me included.

How to verify any roofer in two minutes

Before you let anyone bid on your roof, here's the check I'd want my own parents to run:

  • 01Look up the license. Go to the Arizona Registrar of Contractors search and type in the company name or license number. Mine is ROC #325377.
  • 02Check the status and history. The license should be current, and you can see any complaints on record right there.
  • 03Confirm a real local address. Mine is 3210 S. Gilbert Rd Ste. 1, Chandler, about ten minutes from your gate. Storm chasers work out of trucks and P.O. boxes.
  • 04Read reviews with names. We're 5.0 rated on Google, HomeAdvisor and Thumbtack, and the reviews are from real neighbors, not stock photos.

If a contractor gets uncomfortable when you do this homework, that's your answer about them.

My standing offer

Bring your family into the decision. I mean it.

A second set of eyes

When I present a bid in Sun Lakes, I'm glad to have your son, daughter, or a trusted friend there, in person or on the phone. I'll walk through every line with all of you and answer every question. An honest bid survives scrutiny. That's the point of it.

Family welcome at every bid review

No-pressure promise

No expiring discounts, no "sign today" prices, no follow-up sales calls. My bid is good while you think it over, compare it, and pray on it. If another roofer's deal dies at sunset, it was never a deal.

The honest verdict

Many Sun Lakes tile roofs don't need replacing at all. Often the tiles are fine and only the underlayment needs work, and sometimes the whole roof is fine for years yet. I'll tell you either way, free.

Sometimes the answer is "you're fine"

Worth knowing, whoever you hire

Roofing scams that target 55+ communities

Door-knockers

Crews canvassing after a monsoon, "just noticed some damage on your roof." Never let an unsolicited inspector on your roof, and never sign at the door.

Deductible deals

"We'll cover your insurance deductible" is a known scam that inflates claims or cheapens the work. Walk away, whoever offers it.

Big cash deposits

Be wary of anyone wanting a large payment before any material shows up at your house. Get the payment schedule in writing.

Vanishing warranties

Grand promises from companies with no local address are worth exactly the paper they aren't written on. Get everything in writing, and verify the ROC license first.

If you're ever unsure about something another contractor told you, call me. I'll give you a straight second opinion at no charge, even if the honest answer is that their bid is fair.

The kind of reviews that matter here

★★★★★

"He explained that our roof, being fifteen years old, seemed in pretty good shape and would need new underlayment in the next five years. We liked his honesty, professionalism and attention to detail."

Roger Edwards Told his roof was fine
★★★★★

"He offered us several underlayment options, as well as samples for us to compare. Andy isn't an owner that sells you a service and that's the last time you see him... he was here everyday."

Bill Durham 20-year-old roof replaced
★★★★★

"I have been a general contractor for 45 years. Andy and his crew are one of THE BEST subs I have worked with in my career. This is a 10 star company all the way."

Sun Lakes questions

Asked around the community

How do I verify a roofing contractor in Arizona?

Use the Arizona Registrar of Contractors search: enter the company name or license number, confirm the license is current, and check the complaint history. Mine is ROC #325377. Run the same check on every roofer who bids.

Can my son or daughter join the estimate review?

Please do. In person or on the phone, I'll walk through the bid line by line with all of you. I'd rather answer ten extra questions than have you feel unsure.

How much does roof work cost in Sun Lakes?

Most repairs run $500 to $3,500. Replacements are bid individually, free, and many Sun Lakes tile roofs only need underlayment replacement, which costs far less than a new roof. Real numbers are in the Arizona cost guide.

Is the inspection really free, with no pressure?

Yes. I do it myself, tell you honestly whether the roof needs anything at all, and leave you the bid to think over on your own schedule.

We also serve Chandler, Gilbert, Queen Creek, Mesa and Gold Canyon.
