Most repairs run $500 to $3,500
Every roof gets bid individually, because every roof is different. But you deserve real numbers before anyone climbs a ladder: most East Valley roof repairs land between $500 and $3,500. Smaller repairs, like a cracked pipe boot, a bit of flashing, or a few broken tiles, usually run $500 to $1,200. Larger repairs that cover more area or more layers run $1,200 to $3,500. Once the damage climbs past about $3,500, a replacement usually makes more sense, and if that's the case I'll show you exactly why on your own roof, with photos.
Here's the part that surprises people: repairs are not a consolation prize for me. If a repair fixes your roof safely, a repair is what I'll recommend. Many of my replacement customers started as repair calls years earlier. That's how it should work. How much does roof repair cost in the East Valley?
Most repairs run $500 to $3,500 depending on the damage. Past about $3,500 a replacement usually makes more sense, and I'll walk you through exactly why. Every job is bid individually and the inspection is free.
How fast can you get to a roof leak?
Active leaks and storm damage go to the front of the line, often same or next day. If the roof is wet and unsafe to walk, I'll assess what I can right away and come back the moment it dries, before the next round of rain.
Do I need a repair or a full replacement?
Depends on the roof's age, the extent of the damage, and whether the problem is isolated or widespread. If a repair fixes it safely, that's what I recommend. If replacement genuinely makes more sense long term, I'll explain why in plain language. My full thinking is on the repair or replace page.
Can a monsoon damage my roof without a visible leak?
Yes. Wind-lifted tiles, cracked flashing and torn underlayment often show no sign inside the house until the next storm. A free walk-around inspection after storm season catches that damage before it turns into ceiling stains.
Will you try to sell me a new roof?
No. Repairs come first. Many of my replacement projects started as a repair call years earlier, because I fixed what needed fixing and left it at that. If your roof is fine, I'll tell you it's fine.
