This isn't a glance from the driveway. I get on the roof and work through the same checklist on every Gilbert home: the condition of the tiles or shingles, the underlayment beneath them, the flashing in valleys and around chimneys, every penetration from vents to skylights to solar mounts, and the fascia.

Free inspections have a bad reputation, and honestly, they've earned it. Too many companies use them as a foot in the door for a replacement pitch. That's not what this is.
