What I look at

A real inspection, not a sales visit

When I walk a Chandler roof, I'm checking five things: the tiles or shingles themselves, the condition of the underlayment, the flashing at chimneys and valleys, every penetration (vents, skylights, satellite mounts), and the fascia.

The underlayment is the one that matters most around here. On a tile roof it's the actual waterproofing, and Chandler's heat cooks it long before the tiles wear out. From the street everything looks perfect. Up close, I can tell you whether you've got years left or whether it's time to plan for a tile underlayment replacement.

You get photos of what I find and a plain-English verdict: leave it alone, repair it, or start thinking about replacement. Whatever the roof actually needs, that's what I'll say.

Sometimes the answer is "you're fine"

A free inspection from most roofing companies is a sales appointment wearing a hard hat. Mine isn't. 90% of my work comes from referrals, and you don't get that by inventing problems on people's roofs.

If your roof has a few good years left, I'll tell you that, tell you what to keep an eye on, and leave. When it does eventually need work, you'll already know a roofer who told you the truth once.

Is the roof inspection in Chandler really free?

Yes. It costs nothing, there's no obligation, and no salesman follows up to hound you. I show up personally, walk the roof, and talk you through what I find. That's the whole deal.

What do you actually check during the inspection?

Tiles or shingles, the condition of the underlayment, flashing around chimneys and valleys, penetrations like vents and skylights, and the fascia. I'm looking for what's failing now and what will fail next, and I'll show you photos of both.

What if my roof turns out to be fine?

Then I tell you it's fine and I go home. It happens all the time. One customer, Roger Edwards, called me out worried about loose tiles and I told him his fifteen-year-old roof was in good shape and didn't need replacing yet. He said that honesty is why he recommends us.

When should I get my Chandler roof inspected?

Before monsoon season, after any big storm or haboob, before selling your home, and any time the roof is 15 or more years old. Catching a worn spot early is a repair. Catching it late is drywall, insulation and a bigger bill.

Do I need to be home for the inspection?

It helps but it's not required. If you're home I'll walk you through everything face to face. If not, I'll send photos and give you the full rundown by phone or text, whichever you prefer.
