What I look for on Apache Junction roofs

Roofs out here come from several building eras, so I inspect for whatever era I'm standing on. On every roof I'm checking the roofing material itself, the underlayment, the flashing at chimneys and valleys, every penetration (vents, skylights, satellite mounts), and the fascia.

On tile, the underlayment is the story. The tiles shrug off UV but the felt under them cooks on a schedule, and from the street everything looks perfect right up until it isn't. On older shingle, I'm reading how much life the material honestly has left. And on the flat or foam sections a lot of established Apache Junction homes carry, I'm checking the coating, the seams, and where the water goes when it rains.

You get photos of what I find and a plain-English verdict for each part of the roof: leave it alone, repair it, or start thinking about replacement. Whatever the roof actually needs, that's what I'll say.

Roof is 15+ years old

Underlayment, shingle and foam coatings all age on a schedule, and plenty of Apache Junction roofs are well past this mark. Time for a baseline read.
