What I look for on an exposed roof
Gold Canyon roofs live in full sun on open desert. When I walk one, I'm checking five things: the tiles themselves, the condition of the underlayment, the flashing at chimneys and valleys, every penetration (vents, skylights, satellite mounts), and the fascia.
The underlayment is the one that matters most out here. On a tile roof it's the actual waterproofing, and this kind of exposure cooks it faster than the same felt lasts in shadier neighborhoods. From the street everything looks perfect. Up close, I can tell you whether you've got years left or whether it's time to plan for a tile underlayment replacement.
You get photos of what I find and a plain-English verdict: leave it alone, repair it, or start thinking about replacement. Whatever the roof actually needs, that's what I'll say.

A free inspection from most roofing companies is a sales appointment wearing a hard hat. Mine isn't. 90% of my work comes from referrals, and you don't keep that number by finding imaginary damage forty minutes from your office.

What does sun damage look like on a tile roof?
From the driveway, usually like nothing. The tiles shrug off UV, but the underlayment beneath them cooks, and in full-sun exposure like Gold Canyon's it cooks faster. Up close I can spot brittle felt, cracked flashing seals, and tiles the wind has nudged out of place, and I'll show you photos of all of it.
What happens after the inspection?
You get photos and a plain answer: leave it alone, repair it, or start planning a replacement. If work is needed, most repairs run $500 to $3,500 and replacements get a free individual bid. If nothing is needed, I tell you that and go home.
