So the roof looks perfect from the street while the waterproofing under it quietly runs out. When that happens, the honest fix is usually a tile underlayment replacement: we lift your tiles, re-felt, and relay the same tiles. You get decades more roof without paying for tile you already own.
Watch for the warning signs anyway: cracked or missing tiles, water stains on ceilings or walls, a sagging roofline, musty smells in the attic, or leaks after monsoon rain.
